Monthly Hotel Stays in Dallas and Fort Worth: Where to Stay for 30+ Days

Published Oct 18, 2026

Dallas-Fort Worth is the deepest monthly-hotel market we track: 566 hotels across the metroplex in our October 2026 research, with listed 30-night rates from about $56 to $299 a night and a middle value near $101. The right spot depends on which of the two cities your life points to: Irving and Las Colinas sit between them, Plano and Frisco serve the northern corporate corridor, and Fort Worth and Arlington anchor the west side. The listed rates in this article come from public rate checks for November 2 to December 2, 2026, across 439 DFW hotels with public 30-night rates. They are not hotel-confirmed quotes.

First decision: Dallas side or Fort Worth side

Dallas and Fort Worth are one metro area on a map and two different commutes in practice. Downtown Dallas to downtown Fort Worth is about 35 miles on I-30, an hour or more in traffic. Pick the side where you will spend most days and treat cross-metro trips as occasional. Irving, roughly in the middle next to DFW Airport, is the compromise when two people in one room work in different cities.

Irving and Las Colinas: the middle of everything

Irving had more extended-stay hotels in our October 2026 list than any other DFW submarket, 47 properties. Las Colinas, its planned business district, holds offices for dozens of large employers and sits 10 minutes from DFW Airport. Hotels from our list here include Candlewood Suites DFW Airport North - Irving and Home2 Suites by Hilton DFW Airport South/Irving. If you are new to the metroplex and unsure where work will take you, this is the safest first month.

Plano and Frisco: the corporate north

The corridor along the Dallas North Tollway through Plano and Frisco is where much of the region's office growth landed. Legacy West, Hall Park and the surrounding campuses draw the relocating professionals who book monthly stays while they house-hunt. Our list includes Candlewood Suites Plano North and ECHO Suites Extended Stay by Wyndham Dallas Plano/Frisco among 48 hotels across Plano and Frisco. Rates here run higher than the metro average in our listed-rate data, so compare against nearby Richardson or Lewisville if budget matters more than address.

Fort Worth and Arlington: the west side

Fort Worth proper, including the Fossil Creek area near I-35W, had 54 hotels in our list and some of the lower listed monthly rates in the metroplex. It fits people working in Fort Worth's downtown, the Cultural District, or the Alliance corridor to the north. Arlington and Grand Prairie, between the two downtowns, serve the entertainment district, the GM assembly plant and UT Arlington, with 45 hotels combined in our list, including Extended Stay America Suites Arlington Six Flags and Homewood Suites by Hilton Dallas-Arlington. Home2 Suites by Hilton Fort Worth Cultural District is an example from the Fort Worth side of our list.

Seasons, weather and driving

DFW summers are long and hot, routinely above 95°F from June to September, and spring brings real severe weather: hail and tornado warnings are part of life, so covered parking and a hotel with an interior-corridor room option are worth asking about. Winter is mild, with an ice event most years that shuts the metroplex down for a day or two. Almost every monthly-stay guest here needs a car; the DART rail covers parts of Dallas and the Trinity Railway Express links downtown Dallas and Fort Worth, but the extended-stay clusters are built around highways, not stations.

Prices and taxes on a monthly stay

Listed 30-night rates across DFW ran from about $56 to $299 a night in our October 2026 research, with a middle value near $101 across 439 hotels with public 30-night rates. Fort Worth and the mid-cities sat mostly in the lower half, Plano and Frisco in the upper half. These are listed rates for November 2 to December 2, 2026, not hotel-confirmed quotes. Hotels confirm the final price, so ask for the full monthly total in writing.

On taxes: Texas charges a 6 percent state hotel tax, and guests who stay 30 or more consecutive days are exempt from it, per the Texas Comptroller's FAQ checked on October 18, 2026. Tell the hotel in writing that you plan to stay 30 days or more: the state exemption applies from the day you notify them. Without written notice, you pay the state tax for the first 30 days and are exempt after that. On top of the state tax, the City of Dallas charges a 9 percent hotel occupancy tax and the City of Fort Worth charges 9 percent, per their official tax pages checked on October 18, 2026. Dallas also grants a permanent exemption from its city tax for guests who stay at least 30 consecutive days with a letter of intent and no interruption of payment. The Comptroller notes Dallas County can add a venue hotel tax of up to 3 percent. This is general information, not tax advice.

What we found

Two findings from our DFW research. First, depth: with 566 hotels in our list, DFW has more monthly-stay inventory than Austin, Houston and several other markets we track combined in raw property count, which means real competition on monthly rates. Second, visibility: hotels in Irving and the mid-cities were the most likely to publish a monthly rate online at all, so comparing there takes minutes, while other areas more often need a direct ask. Listed rates from our October 2026 research, not hotel-confirmed quotes.
