How monthly hotel stays work in the US (30+ nights)
Published Oct 18, 2026
A monthly hotel stay is a regular hotel room booked for 30 nights or more, usually at a lower nightly rate than the standard daily price. You agree the rate with the hotel before you arrive, pay on a schedule you agree, and skip the lease and utility setup that come with an apartment. In Texas, the hotel tax on your stay ends once you pass 30 days.
What is a monthly hotel rate?
A monthly rate is a lower nightly price a hotel offers for a long booking. For the hotel, one guest for 30 nights means fewer check-ins and less cleaning between guests. In exchange, many hotels reduce the price. How much depends on the hotel, the city and the season.
Some brands build the whole hotel around long stays, with a kitchen in every room. Regular hotels often take monthly guests too. You usually have to ask.
How do you book a monthly stay?
- 1. Request datesSend your city, dates and budget, on monthly-hotels.com or directly to a hotel.
- 2. Get a quoteThe hotel replies with a monthly rate and what it includes.
- 3. ConfirmAgree the rate, the payment schedule and the cancellation terms in writing.
- 4. Move inCheck in as for any hotel stay.
Standard hotel booking engines often price long stays at the daily rate. For a monthly rate, a direct request to the hotel is usually the way to get it.
How do you pay?
Payment terms differ by hotel. Some charge weekly, some monthly, and some ask for a deposit. Ask for the payment schedule, any deposit and the cancellation terms in writing before you agree.
What changes after 30 nights?
Taxes can change, and the rules depend on the state and the city. Texas is one example we checked against the official source. The state hotel tax rate is 6 percent. The Texas Comptroller lists guests who stay 30 or more days as exempt from state and local hotel taxes if they tell the hotel in writing beforehand, from the day of notice. Guests who do not tell the hotel pay the tax for the first 30 days and are exempt after that.
Other states and cities have their own rules. Check the tax authority for the place you are staying. This article gives general information, not legal or tax advice.
How is it different from renting an apartment?
- A hotel stay has no 12-month lease. Ask the hotel what notice it needs if you leave early.
- The room is already furnished.
- Ask the hotel what is included in the monthly rate, such as utilities, Wi-Fi, parking and housekeeping.
